North Bethany

There were 13 new single family properties under contract in North Bethany in the first seven months of 2011, up from only 3 the year before. I was fortunate to be involved in 77% of them.

Significantly, 3 of the 11 were oceanfront, reflecting a clear shift from the obvious caution seen since 2008.  By contrast, there were only 3 over the previous 15 months.

Previously in these cards, I had noted that some homes remained overpriced. Of the 9 new contracts that have settled so far this year, 3 sales settled at an average 23% below list price.  Proper list pricing remains the key to a good sale.

North Bethany is not only my personal home but has always been a very important market for me. My contract activity so far in 2011 is as follows:
