As we head into the New Year, we wish you a very happy, healthy and prosperous New Year!

To summarize 2016, the beach real estate market rebounded nicely after some softening in 2015. There was a notable 14% increase in sales compared to the year prior, with 352 single family homes and condo/townhomes sold. Sales volume in dollars increased an impressive 18%.

We continue to be in a buyer's market for most property types and have seen little change in prices over the last five years. Given the recent rise in sales, we could see a shift from a buyer’s market towards a seller’s market sooner than later which would begin to put upward pressure on prices. Sales of single family homes rose 20% and condo/townhome sales increased 9% in 2016 when compared to the year prior. Even more impressive, sales in excess of $1million doubled in the single family home market and increased 33% in the condo/townhome market. My group was fortunate to participate in nearly 40% of these high-end sales in Bethany Beach, representing the buyer, seller, or both parties.

Hello again and Happy New Year! We wish you and yours a healthy and prosperous 2017. As we look back at 2016, the South Bethany Beach real estate market remained firm since the large increase in sales back in 2014.

While sales volume in total dollars increased slightly over the past year, the median sales price per home increased over 33%. Both the lowest sale price and the highest sale price increased more than 15% over the previous year. These are key indicators of a strengthening market.

As we look back at 2016, the Fenwick Island real estate sales data shows us that the market rebounded nicely after a softer year in 2015, particularly for the single family home segment. Sales of single family homes more than doubled while condo/townhome sales held relatively firm in 2016.

This market trend is further supported by a nice rise in sales for the greater Bethany-Fenwick market as a whole. Single family homes sales rose 21% and condo/townhome sales increased 11% in this areas which spans from the Delaware/Maryland line to the Indian River Inlet.
