I may have found the secret of how to get our market moving again. It seems that all I have to do is to report how bad things are and all of a sudden things start picking up!

For example, since Easter weekend, I have had two oceanblock sales of my listings, both of which had multiple offers. One of them had been on the market since early January. In addition, I have three others in active negotiation.

That said, negotiations are a lot more difficult that they have been in the past, involving many more conversations with both parties. Both buyers and sellers are more demanding on all terms, pricing being the primary issue,

Furthermore, I am hearing from past clients who rent their properties that they have seen increased rental activity since April 15 from what was a slow start. It is hard to know what this portends. Is it a temporary flurry or are we seeing people starting to move on in this very tough economic time? It is too soon to tell but the improving weather won’t hurt.
