MESSAGE FROM LESLIE

Those of you who have read my communications over the past few years know that I have been cautious about my assessment of the market. Generally, asking prices were too high considering both slowing sales and an overhang of inventory. There were exceptions and I am pleased with the transactions that we accomplished.

I now believe that it is the right time to buy, that those who do so in the next 15 months will look back on their decision with satisfaction. I believe that the pessimism in the market is now overblown, not only with real estate in general but for the economy as a whole. As I noted before, a weak stock market has often resulted in higher sales in our market. Lower interest rates are certainly another positive factor.

Pricing realism is broadly in the market, even though some homes remain over priced. The simple fact is that those properties won’t sell. Where there are motivated sellers, however, great deals are being done. Yes, the time is now!
