I’m sounding like an economist……."But on the other hand…"

Year-to-date single family homes under contract through April 28 were 28 compared to 38 in 2007, down 26%. While disturbing, those numbers don’t tell the complete picture. Numbers for the first two months compared to the next two may be sending a different message. In 2008 through February 29, there were only 9 that went under contract compared with 19 in March and April. In 2007, the trends were reversed, 21 in the first two months and 17 in March and April. Could this be signaling the start of a recovery? I don’t know but am encouraged by my three contracts over the weekend yet to hit the MLS.

If a recovery is beginning downward price pressure should also ease. Here the signals are also mixed. The number of price reductions were only about 10% less than last year. However, the percentage reductions did drop. In 2007, 60% of the price drops exceeded 5% compared to 48% this year. Furthermore, price reductions of over 10% were cut in half.

So where are we? If forced to choose, I come down on the side that we are seeing a sales recovery in the market. How sustained it will be is hard to say, given all the economic doom and gloom we hear every day. One thing I do believe is that today’s buyers will be very happy in two or three years.
