November has started out strong in our beach markets. We had seven single family homes go under contract in the first two weeks of the month with a total value of over seven million. Five were in Bethany, and one each in North Bethany and Fenwick. This compares favorably with a year ago, only one property in the Salt Pond for just over $500,000.

This is too short a time period to reach any conclusions about the market. Nevertheless, it is the first time in a while this has happened and is encouraging. While quite a few properties remain over-priced, I am convinced we are reaching a point that, when properly priced, sales are made. For example, one house on Hollywood Street in Bethany, first listed at a very high price and gradually dropped over 20%, was further reduced almost 10% early this month and sold shortly afterward. This shows that price reductions are having their intended effect and this is a good sign.
