IS THERE A ‘RIGHT’ TIME TO BUY?

A real estate market is said to be ‘balanced’ if the inventory of unsold homes is about six months at the current sales rate. When that ratio exceeds six months for some time, it is a ‘buyers market’. Our market’s sales/inventory ratio has greatly exceeded that number for most of the year.

A true ‘buyers market’ is a rare opportunity and materializes on average only once or twice every ten years. The last equivalent such market, for example, was in the early 90s. Real estate cycles are nothing new. Smart money takes advantage of them. I believe those who buy over the next year will be very glad they did.

September 2007 ended the same as the year before with 11 single family homes under contract. Four were in North Bethany, where oceanfront set new records once again. I had a good month, participating in 36%.
