A new year is upon us and a look at 2014 real estate activity for North Bethany Beach shows us that while total sales were relatively flat, there were some signs of a strengthening single-family home market, particularly east of Route 1.   

The median price of homes sold in North Bethany rose 97% in 2014 as compared with the previous year.  A rise in demand for properties east of Route 1 drove this increase, resulting in 92% growth in the number of homes that sold for $1 million or more in 2014 versus 2013.

A new year is upon us and a look at 2014 real estate activity for South Bethany Beach shows us that there was some strengthening of the single-family home market over the last 12 months.

We experienced a 72% increase in the number of single-family homes sold in South Bethany Beach and a 21% rise in median price relative to 2013. A rise in demand for properties east of Route 1 drove these increases, resulting in 200% growth in the number of homes that sold for $1 million or more in South Bethany and 96% growth in $1million+ sales from North Bethany to Fenwick Island.

A new year is upon us and a look at 2014 real estate activity for Fenwick Island shows us that there was some strengthening of the single-family home market over the last 12 months. We experienced a 72% increase in the number of single-family homes sold in Fenwick Island and a 14.5% rise in median price relative to 2013.  A rise in demand for properties East of Route One drove these increases, resulting in 150% growth in the number of homes that sold for $1 million or more in 2014 versus 2013.

A new year is upon us and a look at 2014 real estate activity for Sea Colony East shows us that while sales started to pick up later in the year, total sales for the year are still down as compared with the last two years.

We experienced an 11% decrease in the number of condo/townhomes sold in 2014 as compared to 2013 and a 13% decrease in the median price of homes sold. You may recall from earlier postcards that sales activity was slow early in the year and began to pick up in August. From August through December of 2014, there were 21 settlements. This compares to 16 settlements during the same months in 2013.

A new year is upon us and a look at 2014 real estate activity for Sea Colony West shows us that while the total number of condo/townhome units sold were down as compared to 2013, there was a rise in median sale price and a rise in the average list-to-sale price. 

We experienced an 11% decrease in the number of condo/townhomes sold in 2014 as compared to 2013.  However, median price rose 10% and the average list-to-sale price increased by 1%.  Additionally, four single-family homes settled in 2014.  This compares to just one single-family home sale in 2013 and one in 2012.
