Bethany Beach Parade & Activities Set for July 4

The Bethany Beach Fourth of July Parade Committee will host the 32nd annual parade scheduled for 12pm on S​aturday,​ July 4.

Individuals, families, businesses and organizations are encouraged to participate in the parade by decorating a float in keeping with the theme "Let Freedom Ring". Floats may register from 9 to 11:30 a.m., July 4, at the registration desks on Route 1 and Central Avenue.  There is no pre-registering.

For those planning to enter their float for a prize, judging will take place at 10:30 a.m. Awards will be given for first, second and third place for walkers and for each float category: Individual/Family;​ B​usiness; ​Organization. There will also

Lifeguard Challenge Next Monday, 6/29 at 6:30 p.m. on the Sea Colony Beach 

Lifeguards from Sea Colony and neighboring towns will compete on Monday, June 29 beginning at 6:30 p.m. on the Sea Colony beach.  This challenge is one of a series leading up to the Mid-Atlantic and National Competitions.  Sea Colony boasts nationally ranked competitors and National Champions and are the current United States Lifeguard Association Regional Mid-Atlantic champions.

We are five months into the year and a comparable look at sales to-date for Sea Colony West shows us that the number of condo/townhomes that have settled so far this year are down 14% compared to both of the last 2 years and sales volume in dollars decreased 21% when compared to 2014.

As the chart shows, we experienced a 14% rise in median sales price during the first five months of 2014, however it is down considerably this year as compared to both 2014 and 2013. The main factor for this is that there has been only one 4-bedroom unit sold this year compared with a very strong 2014 with seven 4-bedroom sales from January through May.

We are five months into the year and a comparable look at settlements to-date for Sea Colony East shows us that while settlements are up some versus 2014, they are weak compared to a stronger 2013.


As the chart indicates, the number of condos that have settled this year increased 29% and sales volume in dollars is up 23% as compared to 2014. However, settlements are down 40% and sales volume in dollars is down 41% compared to the same time period in 2013.

On a stronger note, there were 4 new contracts accepted in May. This is up from 3 last year and up from 2 in 2013 for Sea Colony East. Schools are just starting to let out for summer break. As residents and vacationers return to the beach, I expect that we will continue to see demand pick up.

We are five months into the year and a look at Fenwick Island real estate sales to-date shows us that the single family home market is off to a good start while the condo/townhome market is slightly weaker as compared to 2014.

As the chart indicates, the number of single-family homes that have settled this year increased 40% and sales volume in dollars has increased 91% as compared to the same months in 2014. Condo/townhome settlements are flat to last year while sales volume is down 30% and median sales price is half that of a year ago. The high-end townhome market is off to a slower start this year, but it is still early.

We are five months into the year and a look at South Bethany sales to-date shows the results of a very strong start. The number of single-family homes sold increased 117% and sales volume in dollars improved 73% compared to 2014.

While we have seen a 63% decrease in the number of properties that have sold for over $1 million in the town of Bethany Beach, South Bethany sales over $1 million have doubled as compared to last year. My group had the fortunate opportunity to be involved with both of these sales, representing the buyer, seller or both parties.

On a softer note, new contracts on single family homes in the greater Bethany-Fenwick area were down 17% in May as compared to May of 2014. This is the first time this year that new contracts did

We are five months into the year and a look at North Bethany sales to-date shows the results of a very strong start. There has been a 50% increase in the number of single-family homes sold and a 71% increase in sales volume year-to-date as compared to 2014.

While we have seen a 63% decrease in the number of properties that have sold for over $1Million in the town of Bethany Beach, North Bethany sales over $1 million have doubled with 8 sales compared to 4 last year. We are five months into the year and a comparable look at sales to-date for Bethany Beach shows us that the strong 2014 single family home market has continued into 2015.  Condo/townhome sales are weak compared to both 2013 and 2014, but there was a jump in new contracts during the month of May, so we will see the numbers improve. At this time, I would classify the Bethany Beach real estate market as firm.
