After a slow start to the year, we have seen a small increase in the number of Sea Colony East properties put under contract in each of the last three months. From May through July of 2015, nine properties went under contract versus six properties during the same time period last year, an increase of 50%. Sales volume in dollars (based on list price) increased 148%.

Properties with three bedrooms have been in the highest demand this year, representing seven of the nine recent sales. During the same time in 2014, just one new contract was for a three bedroom property, all others were one and two bedroom units.

After two slower months for Sea Colony West real estate, new contracts on condo/townhomes were very strong in July. During the month, 8 condo/townhomes went under contract versus 3 in 2014, an increase of 167%. Sales volume under contract (based on list price) was up 367%.

The market experienced a significant rise in demand for higher end properties last month. Three 4BR townhomes went under contract, up from zero a year ago. All of these properties had list prices at or above $750,000. Additionally, one single-family home went under contract last month. This was the first single family property to go under contract this year.

After a strong start to the year, the Bethany-Fenwick area experienced some slowing of the real estate market this spring which has continued into the summer, particularly for the single family home market. As the graph indicates, July was the third consecutive month when new contracts on single family homes were down compared to the same month in 2014.

In July of 2015, 10 single family homes went under contract. This is down 23% compared to 13 in July of last year. Sales volume in dollars under contract (based on list price) was $10.7 million, down 31% compared to $15.5 million in July of 2014.

On a more positive note, buyer activity is picking up. My office has experienced a notable increase in showings and offers over the last few weeks.

SOUTH BETHANY, Del.

Take a Book, Leave a Book... That's the slogan for the worldwide organization, Little Free Library.
The local community in South Bethany discovered this idea and knew it would be a perfect fit for their community.
The library was created for people of all ages in the community.
"We try to keep a variety of children books, teenage books, and adult books." explained Pat Weisberger.
Weisberger's husband Frank built the library out of completely recycled wood from a barn and plexiglass for the door.
The organization wants people to visit the site with a book, this way they can swap it out for one of the library's books.
So far this process has kept the library packed with books.
