A Message from The Town of South Bethany to Property Owners on January 25, 2016

The weather event "JONAS" was powerful! Winds exceeded 60 mph. 

The majority of our dune suffered a substantial loss, and from Jamaica Street to our southern end all of our dune was lost.  All beach walkways are closed.  There was minimal flooding on Bayside. Scroll down to the bottom to see pictures for a visual understanding. Our staff did a wonderful job during the weather event.  Maintenance was in action all hours of the day, our Town Manager toured the dune damage with me early Saturday, and our Police Chief and I patrolled every street.

As we head into the New Year, my group would like to wish you and yours a very happy, healthy and prosperous New Year! 

To summarize 2015, the beach real estate market as a whole remained firm for the fourth year in a row, with 303 single family homes and condo/townhomes sold. Total sales volume in dollars was down 8% compared to a strong 2014, reflecting some shift in sales of oceanside properties to those located on the west side of the highway. The chart below summarizes the total number of residential home sales at the beach and corresponding sales volume over the past decade. We have seen little change in prices over the last four years and continue to be in a buyer's market for most property types at the beach.

Sales Figures Show Modest Gains for 2015

For the fifth consecutive year, data compiled and released by the Sussex County Association of Realtors (SCAOR) earlier this month indicates a period of modest growth in the region's real estate markets.

The numbers indicate nearly $1.52 billion in southern Delaware real estate changed hands in 2015, which is a modest 1 percent increase over the previous year. There were more than 5,000 properties sold during the calendar year, also a 1 percent gain from 2014.

But sales exclusively in the category of “single family homes,” which excludes commercial properties, lots and land, mobile homes and condominiums, were up 6 percent over 2014 figures.

A new year is upon us and we would first like to wish you and yours a 2016 filled with abundance, joy, and peace. Looking back at Fenwick Island real estate sales in 2015, single family home sales were down considerably when compared to 2014 while the condo/townhome market held firm.

After significant gains in the number of single family home sold from 2013 to 2014, sales slowed considerably during the middle of 2015,
resulting in a 47% reduction in the total number of homes sold in 2015 and a 55% decline in year-over-year sales volume. This is not the type of news we enjoy reporting to property owners in Fenwick. Bethany Beach real estate market as a whole remained firm when compared to 2014 with modest gains in year-over-year sales of both single
family and condo/townhomes.

After some strengthening of the single family market from 2013 to 2014, Bethany Beach experienced a 1% gain in the number of homes sold and 3.5% increase in sales volume in 2015. While the median sale price was down 10% compared to the year prior, it was up 7.6% versus 2013. The condo/townhome market also experienced some growth with the number of units sold up 2% and sales volume up 13% compared to 2014. Median sale price was also up just over 1%.

After significant strengthening of the market from 2013 to 2014, South Bethany sales continued to climb in 2015 with a 13% gain in the number of homes sold. Total sales volume in dollars declined 9% year-over-year and the median sale price declined 10% compared to the year prior, reflecting some shift in buyer demand from Oceanside properties in 2014 to those on the west side of the highway in 2015.

While single family home sales held firm with 2 settlements in 2015, the number of condo/townhomes sold in Sea Colony West fell 5%
compared to 2014. There was 10% decrease in sales volume in 2015. This is not the type of news we enjoy reporting to Sea Colony West
property owners. However, much of the inventory that is currently for sale has been on and off the market for quite some time. We believe
that much of the slowdown in sales reflects unrealistic pricing and stale inventory more than a decrease in demand. This is supported by

After a decline from 2013 to 2014, Sea Colony East sales bounced back in 2015 with 17% gain in the number of properties sold. Total sales volume in dollars increased 34% year-over-year and the median sale price improved 12% compared to 2014. My group had the fortunate opportunity to participate in 26% of sales in Sea Colony East last year, representing the buyer, seller or both parties. On average, properties listed with us went under contract quicker than the rest of the market and realized a higher list-to-sale price.

After some strengthening of the market from 2013 to 2014 in North Bethany, driven by a rise in $1 million+ home sales, there was a 21% reduction in the number of homes sold and 29% decrease in sales volume in 2015. This is not the type of news I enjoy reporting. However, much of the inventory that is currently for sale has been on and off the market for a number of years and I believe the slowdown in sales reflects unrealistic pricing more than a decrease in demand.
