We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in Bear Trap. The story is mixed as condo/townhome sales have kept pace with 2015 while single family home sales are down 50%.   

As the chart below illustrates, 18 condo/townhomes have settled in Bear Trap Dunes through July of this year. This is flat compared to the same time period in 2015. However, sales volume in dollars is down almost 8% and median sale price is down 4%. This reduction is more a result of the size of properties sold, not necessarily an over-all softening of values. In 2015, of the 18 sales, 6 were 4-bedroom properties and there were no 2-bedrooms sold from January through July. So far this year, 3 sales have been

We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in Ocean View. Through July, settlements for both single family and condo/townhomes are up compared to 2014, but are soft when compared to a strong 2015.

As the chart below illustrates, through the end of July, 71 single family homes settled, down 9% from 78 during the same time period in 2015. Meanwhile, the median sale price of homes that sold is up a significant 11%.

Through the end of July, the MLS tells us that 61 condo/townhomes settled, down nominally from 62 during the same time period in 2015. Median sales price is down

We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in Bethany Beach. The results are mixed with single family home sales up while condo/townhome sales are down.

As the chart below illustrates, through the end of July, 59 single family homes settled, up 18% compared to the same time in 2015. The condo/townhome market faired differently with 60 settlements, down 8% compared to last year. Higher end sales are up with $1 million+ settlements in both segments of the market outpacing 2015. My group had the fortunate opportunity to participate in 42% of these higher end sales, representing the buyer, seller or both parties.

We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in Fenwick Island. The results are mixed with single family home sales up while condo/townhome sales are down proportionately. 

As the chart illustrates, through the end of July, 11 single family homes settled. This is up 38% compared to the same time period in 2015. Sales volume in dollars is up 47% and there was a nice rise in median sales price. The condo/townhome market faired differently with settlements down 27% and sales volume in dollars down 23% compared to last year. The median sale price is up despite no $1 million+ properties being sold year-to-date.

We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in South Bethany. It is nice to report that over-all, activity has been strong when compared to each of the last two years. 

As the chart below illustrates, through the end of July, 23 single family homes settled. This is up 21% compared to the same time period in 2015. Sales volume in dollars is up a significant 53% as we have seen a nice rise in median price, which is up 34% compared to sales during the same time period last year. The only weaker spot is with $1million+ settlements at 2 compared to 3 last year.

We are more than half way through the year, a good time to take a comparative look at real estate sales to-date in North Bethany. The results are mixed.     

As the chart below illustrates, through the end of July, 6 single family homes located East of Route 1 settled. This is down 33% compared to the same time period in each of the previous 2 years. Sales volume in dollars is down equally at 33%. As is often the case in an election year, the uncertainty of what will come in November seems to be a factor.
