We are three quarters of the way through the year and a look at settlements to-date in Sea Colony shows mixed results. While sales on the East are outpacing last year and single family home sales on the West are up, condo/townhome sales on the West are down 12%. 

As the chart illustrates, through the end of September, 22 properties on the East settled, up from 21 during the same time last year. Meanwhile, the condo/townhome market on the West faired differently with 38 settlements to-date, down from 43 during the first 3 quarters of last year.

We are three quarters of the way through the year and a look at settlements to-date in Ocean View shows that real estate sales are down some compared to a strong 2015, but settlements are up considerably over 2014. Importantly, the median sale price is up for both single family homes and condo/townhome property types.

As the chart illustrates, through the end of September, 100 single family homes settled in Ocean View, down from 104 last year. Similarly, the condo/townhome market is down some with 79 settlements in the first 3 quarters, down from 82 in 2015.

We are three quarters of the way through the year and a look at settlements to-date in Bear Trap shows us that the market has softened some compared to the last two years.

As the chart illustrates, through the end of September, 4 single family homes have settled, down from 6 during the same time last year. The condo/townhome market is also soft when compared to last year, with 23 properties sold through September, down from 26 in 2015. On a more positive note, median sale price for condo/townhome properties is up compared to both 2014 and 2015.

We are three quarters of the way through the year and a look at settlements to-date in South Bethany shows us that 2016 has been a very good year.

As the chart illustrates, through the end of September, 29 single family homes settled. This is up 26% compared to the same time last year. Sales volume in dollars is up 52% and median sale price is up 40%.

We are three quarters of the way through the year and a look at settlements to-date in Bethany Beach shows us that sales in 2016 continue to rise when compared to each of the last two years.

As the chart illustrates, through the end of September, 75 single family homes settled. This is up 23% compared to the same time last year. Sales volume in dollars is up 15% and the median sale price is relatively flat.

Condo/townhome sales were slow at the start of the year but picked up during the summer months and continued to be strong in September. Year-to-date, there have be 93 condo/townhome settlements in Bethany Beach, up 8% compared to last

We are three quarters of the way through the year and a look at settlements to-date in North Bethany shows us that the results are mixed.

As the chart illustrates, through the end of September, 9 single family homes located on the East side of Route 1 settled. This is down 25% compared to last year. Sales volume in dollars is down less at 17% while the median sale price is up 6%.

On the other side of the highway, new construction in the community of Watermark is wrapping up. As I have indicated in previous messages, this is the reason for a significant slowdown in total sales. When new construction is taken out of the equation,

We are three quarters of the way through the year and a look at settlements to-date in Fenwick shows mixed results. While single family home sales have nearly doubled compared to last year, condo/townhome sales are down 25%.

As the chart illustrates, through the end of September, 15 single family settled, up from 8 during the same time last year. Sales volume in dollars is up 84% and the median sale price is up 17%.       

The condo/townhome market faired differently with 12 settlements to-date, down from 15 during the first 3 quarters of last year. Sales volume in dollars is down 22% and the median sale price is down 8%. I believe the main reason for a slowdown in this segment of the market is a lack of good priced, quality inventory, especially
