An election year brings with it a natural state of uncertainty which can result in a temporary slowdown of the market during the months leading up to Election Day. This is particularly true in the discretionary second home market. However, that was not the case in 2016. 

After a strong September, October followed suit. During the month, 16 single family homes went under contract in the Bethany-Fenwick area, up from 10 during October of last year. After a slow start to the year for the condo/townhome market, 17 properties went under contract in October, up from 15 one year ago. 

In North Bethany, 4 single family homes went under contract in October which is flat to last year and 2 townhomes went under contract, up from 0 in 2015. All activity in

After a strong September for real estate sales in Ocean View, October followed suit. During the month, 26 properties went under contract in Ocean View, up from 16 during October of last year. Activity in Bear Trap Dunes was also comparatively strong in October with 2 single family homes and 2 condo/townhome properties going under contract. After a strong September, October fared well for the greater Bethany-Fenwick market as well as for Sea Colony, particularly on the West. During the month, 6 properties went under contract, up from 3 during October of last year. On the East, 2 properties went under contract, down from 6 in October of 2015.

On Thanksgiving Day, November 24, there are changes to the hours of operation for amenities at Sea Colony: 

The Pro Shop at the Tennis Center is closed; and the courts are open.

The Sea Colony Beach Shoppe and Recreation Office
is closed; however, hours of operation through Wednesday, November 23 are from 9-5, closing 12-1 for lunch. Normal hours resume on Friday.  There are many great buys in apparel (50% off!) at both the Freeman Fitness Center and the Beach Shoppe, so stop by!

The Freeman Fitness Center
is open from 6:30 am to 3 pm.

The Edgewater Indoor Pool
is open from 8 am to 4 pm.

As promised I wanted to give a quick mid-day update.

It’s important to not overreact to market moves in the first few days after a big event.  With that being said, today’s move continues to surprise.  The DOW / S&P 500 have both erased their losses and flipped to solid gains while bonds continue to sell-off (rates are going up).  As we have crossed 2.0% on the 10yr UST I believe this will be an important couple of days to see if we’re going to settle into a higher channel of rates.

Contrary to my opinion this morning, I don’t believe the market will find the momentum to drive rates back down to that 1.86% level on the 10yr (that’s my second time

Sea Colony continues to rack up awards for it's World-Renowned Tennis Program and Facilities. Just recently, the program was recognized by the USPTA Middle States Section as the Facility of the Year for 2016. In a letter to Tennis Director Thomas Johnson, Awards Chairman Kevin Ryan said, “This award signifies your excellence as a tennis professional and as a committed member of the United States Professional Tennis Associaion.
