The bill to decrease Delaware’s realty transfer tax by 1%, HB 358, was released from the House Administration Committee on Wednesday, June 22, 2022.  The bill is now assigned to the House Appropriations Committee. This is a very positive first step, which involves additional measures as part of the state legislative review process before coming up for a full vote in the Senate. It is promising that the bill has progressed to this point, and we are hopeful that it will eventually receive full approval and passage.

Following a 2-year break due to the pandemic, the Bethany Beach 4th of July parade will take place on Monday, July 4th, 2022.  This year's theme is "Timeless Bethany". 

No pre-registration is needed. Float registration begins at 9:00 am and the parade will commence at 12 noon.

The kick-off to summer has arrived and we have enjoyed summer-like temperatures and many bright sunny days over the last few weeks! Through May, sales were slower for real estate as 18 properties went under contract in Bear Trap compared to 26 during the same time last year.

On May 17, 2022, the Sussex County Council adopted an ordinance that enacts important environmental safeguards to protect Sussex County wetlands and waterways. The legislation will take effect in November of 2022 and will apply to new residential development projects within unincorporated areas of the county.

Key changes that will impact new residential development include:

  • Doubling the size of buffer zones in areas that adjoin tidal wetlands and waterways from 50 feet to 100 feet.
  • Placing a 30-foot buffer zone along non-tidal wetlands and streams, where currently there is none.
  • Banning the clear-cutting of trees and other vegetation in buffer zones.
