Bayside Resort Real Estate Market Update

During this time of the year, we like to calculate absorption rates in order to understand whether we are trending in the direction of a buyer’s or seller’s market. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale.

Generally, a balanced market would have 7 months of inventory while more would be a buyer’s market and less a seller’s market. At this time, both single family and condo/townhome property types in Bayside continues to be well under a balanced market, staying in a seller’s market due to good buyer activity.   While condo/townhome inventory is growing, it remains a seller’s market for all property types in Bayside!

This is the time of year when we like to calculate absorption rates in order to understand whether we are trending in the direction of a buyer’s or seller’s market. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale.

Generally, a balanced market would have 7 months of inventory while more would be a buyer’s market and less a seller’s market. At this time, Bear Trap continues to be well under a balanced market, staying in a seller’s market due to good buyer activity and at the present time, zero inventory of properties available for sale.

Sea Colony Market Update

This is the time of year when we calculate absorption rates in order to understand whether we are trending in the direction of a buyer’s or seller’s market at the beach. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale.

Generally, a balanced market would have 7 months of inventory while more would be a buyer’s market and less a seller’s market. Both Sea Colony East and West continue to stay well under a balanced market due to good buyer activity. While inventory is growing (especially on the East), it remains a seller’s market.

Generally, a balanced market would have 7 months of inventory while more would be a buyer’s market and less a seller’s market. The market is clearly shifting as all areas moved in a favorable direction for buyers. We continue to stay in a seller’s market from North Bethany to South Bethany, but growing inventory in Fenwick Island has shifted that area into a buyer’s market.

A potential homecoming could bring emergency round-the-clock animal care to pet owners.

Veterinarian Dr. Daphne Clendaniel, currently with the Blue Pearl Pet Hospital in Pennsylvania, is seeking to start her own practice with an office hospital base in the Georgetown Professional Center on Old Laurel Road.

Georgetown Town Council on Monday held a public hearing on the requested amendment and conditional-use application by SPG Development LLC.

SPG LLC’s requested amendment to Georgetown Professional/Medical Center Phase 3 is to the conditional use, which was granted on June 13, 2022, according to town manager Eugene Dvornick.

A new pedestrian pathway was recently constructed in Bethany Beach along Collins Street, a portion of Kent Avenue and Wellington Parkway. While the project took approximately three months to be completed, many years of Bethany Beach Town Council discussions and subsequent planning were required to bring this new passageway for pedestrians and cyclists to life.

Bethany Beach Town Council Member Mickey Hinman is a strong advocate of the recently completed project, and he says this is just one of many steps he and other members of the town council hope will improve overall pedestrian safety in Bethany.
