Happy Spring! As we look back on the first 4 months of the year, real estate sales in Bayside were much slower when compared to 2024.

As the chart illustrates, the number of properties sold in Bayside through April was down 48% and sales volume was down 42%. The median sale price was down 8% when compared to the same time period last year. Some good news is that most properties that sold went under contract in less than one week as 6 was the median days to contract. Inventory has risen 183% in Bayside with 34 properties for sale.   It is important to note that we are still far below pre-pandemic levels when it was common to have more than 40 properties available for sale in Bayside, plus new construction opportunities.

Happy Spring! As we look back on the first 4 months of the year, there was some slowing in Ocean View real estate as well as Bear Trap Dunes when compared to 2024.

As the chart illustrates, the number of properties sold in Bear Trap through April was down 17% and sales volume was down 2%. The median sale price is up 5% when compared to the same time period last year, and some additional good news is that most properties that sold went under contract in 1 week.   Inventory has risen 267% in Bear Trap with 11 properties for sale. In the greater Ocean View market, inventory is up 40% with 116 properties for sale as of May 1. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 200 properties

Happy Spring! As we look back on the first 4 months of the year, there was some slowing in Ocean View real estate when compared to 2024. With 116 properties currently for sale, inventory has grown by 40% in the last year. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 200 properties available for sale in Ocean View.

As the chart illustrates, the number of properties sold was down 17% and sales volume was down 19%.  The median sale price is up 5% when compared to the same time period last year, and some additional good news is that properties that did sell went under contract about 1 week faster than last year.

Happy Spring! As we look back on the first 4 months of the year, there was some slowing of activity in Sea Colony (especially on the West) when compared to 2024. As the chart illustrates, the number of properties sold was down 23% on the East and 63% on the West when compared to 2024. Sales volume was down 36%. Properties took about 4 weeks longer to sell as the median days to contract was 23 through April, compared to 8 days last year.

The median sale price increased on the East and stayed relatively flat on the West when compared to the same time period last year. While inventory has risen some with 22 properties currently for sale, it is still far below pre-pandemic levels when it was common to have 60 to 70 properties available for sale in Sea

Happy Spring! As we look back on the first 4 months of the year, the real estate market in South Bethany was slower when compared to 2024. As the chart illustrates, sales activity was down 30% when compared to the first 4 months of 2024 and sales volume was down 29%. Properties continued to sell very quickly with 8 days as the median days-to-contract, and inventory remains extremely low in South Bethany with just 4 properties for sale.

Meanwhile, inventory has grown by nearly 50% in the greater Bethany-Fenwick market when compared to last year (84 listings vs.57). It is important to note that we are still far below pre-pandemic levels when it was common to have more than 200 properties available for sale in the Bethany-Fenwick area, and about 20 in

Happy Spring! As we look back on the first 4 months of the year, sales in North Bethany were firm when compared to 2024. However, with 14 properties currently for sale, inventory has nearly tripled in the last year. It is important to note that we are still far below pre-pandemic levels when it was common to have between 30 and 40 properties available for sale in North Bethany.     

As the chart illustrates, sales activity is up 11% so far this year when compared to the first 4 months of 2024 and sales volume down is 4%. Properties are taking longer to sell with 38 days as the median days-to-contract vs. 16 days last year. The median sale price is up 30%. This is reflective of the location and types of properties sold, not necessarily appreciation

Happy Spring! As we look back on the first 4 months of the year, sales in Fenwick Island were up significantly when compared to the same time last year. With 17 properties currently for sale, inventory has grown by 31% in the last year. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 40 properties available for sale in Fenwick Island.      

As the chart illustrates, sales activity is up 70% when compared to the first 4 months of 2024, and sales volume is up 24%. Properties are taking twice as long to sell with 38 days as the
median days-to-contract vs. 19 days last year.

However, with 49 properties currently for sale, inventory has grown by 36% in the last year. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 150 properties available for sale in the Bethany Beach market.     

As the chart illustrates, sales activity is down 5% so far this year when compared to the first 4 months of 2024, and sales volume is up 4%. Properties are taking a little longer to sell with 12 days as the median days-to-contract vs. 8 days last year.
