With just two weeks left for residents to make comment, officials in the Town of Fenwick Island are asking for a final wave of support to thrust the proposed dredging plans into existence.  The dredging will take place in the Northern and Southern channels of the Little Assawoman Bay.

Through the U.S. Army Corp of Engineers and the Delaware Department of Natural Resources and Environmental Control (DNREC), Fenwick Isle Town officials have filed for several permits.  After filing for said permits, each branch had requested comments and criticism from residents in the community.  The town is now currently in the third and endmost Round of Public Notifications related to DNREC.  It supports the

As we look back at the first 3 quarters of 2023 compared to recent years, the South Bethany real estate market remained firm, even as interest rates rose to levels that we have not experienced in more than 20 years.

The continuation of inventory shortages coupled with pent up buyer demand has kept values stable. Last Fall, we experienced an uptick in inventory, but as the chart illustrates, that has not been the case so far this year. Inventory in South Bethany was down 36% on October 1 of 2023 when compared to the same day in 2022.

History tells us that real estate as a long term investment is very strong and the ability to have immediate use and enjoyment of a second home asset is something that we hear often from buyers, especially in

As we look back at the first 3 quarters of 2023 compared to recent years, the North Bethany real estate market slowed considerably. Even as interest rates rose to levels that we have not experienced in more than 20 years, the primary factor that contributed to the slowdown was the continuation of inventory shortages.

Last Fall, we experienced an uptick in inventory, but as the chart illustrates, that has not been the case so far this year. Inventory in North Bethany was down 78% on October 1 of 2023 when compared to the same day in 2022.

Bethany Beach Market Firm Through Quarter 3

A wind power station proposed just east of Ocean City, MD (that could come ashore at 3R’s Beach in Delaware Seashore State Park in South Bethany Beach, Delaware) took a step forward recently when the U.S. Bureau of Ocean Energy Management (BOEM) issued a draft environmental impact statement.

BOEM announced on Sept. 29 that the environmental impact statement regarding US Wind’s construction and operations plan had been published Friday, Oct. 6. This notice has opened a 45-day public comment period that will end at 11:59 p.m., Monday, Nov. 20.

The environmental impact statement was made available online to the public prior to it being published. The nearly 600-page document states that all potential impacts that

The Start of it all

In the year 1965 on an island close to Seattle, WA, three vacationing fathers were faced with the ultimate Holiday challenge: bored children. With not a whole lot to do, it was up to the fathers to keep the kids entertained.

For a number of months, we have been reporting that sales are down when compared to the same month last year and while August sales were down again in Bear Trap (4 vs. 7), this trend broke for Ocean View as well as the surrounding beach markets as a whole. During the month of August, 25 properties went under contract in Ocean View vs. 20 in 2022. Meanwhile, inventory remained stable. We don’t know how long this little flurry of activity will last, but it feels as though buyers are motivated to move on the right property.

 

As the chart illustrates, total sales year-to-date in Bear Trap Dunes are down 34% while the median salesprice is down 7%. Properties tend to sell in just under a month with 24 days being the median amount of time to go

For a number of months, we have been reporting that sales are down when compared to the same month last year. This trend broke in August!   During the month, 25 properties went under contract vs. 20 in August of 2022. Meanwhile, inventory has remained relatively stable with 77 properties for sale versus 73 at this same time last year. We don’t know how long this little flurry of activity will last, but it feels as though buyers are tired of waiting for better buying conditions and they are motivated to move on the right property.
