During the first quarter of 2026, real estate sales in Bayside were softer compared to the same period last year. A total of 13 properties went under contract during the quarter, down 28% from 18 last year. The graph above illustrates historic inventory levels on April 1 of each year, along with the median sale price of properties sold in the first quarter. As we head into April, inventory is relatively flat compared to last year and we have seen a rise in median sale price for all property types. On average, properties are going under contract in 64 days versus 43 days last year. It is an excellent time to be a Seller of Bayside real estate, especially as we head into the busy golf and summer season.
