During the first quarter of 2026, real estate sales in Ocean View were relatively flat when compared to the same time period last year. A total of 70 properties went under contract compared to 72 last year. Sales were down some in your community of Bear Trap Dunes (7 vs 10). The graph above illustrates historic inventory levels on April 1 each year along with the median sale price of properties sold in the first quarter for Ocean View. After a significant rise in inventory in 2025, inventory is down 19% and properties, on average, are going under contract in about 2 months compared with 40 days during the first quarter of last year. It is an excellent time to be a Seller of Bear Trap real estate, especially as we head into the busy golf and summer season.
