Ocean View Median Sale Price April 2026

During the first quarter of 2026, real estate sales in Ocean View were relatively flat when compared to the same time period last year.A total of 70 properties went under contract compared to 72 last year. The graph above illustrates historic inventory levels on April 1 each year along with the median sale price of properties sold in the first quarter.After a significant rise in inventory in 2025, inventory is down 19% and properties, on average, are going under contract in about 2 months compared with 40 days during the first quarter of last year.The median sale price of single family homes has risen some while pricing has softened with the condo/townhome market.As we head into the busy summer season, it is an excellent time of year to sell Ocean View real estate.We always welcome a conversation, please give us a call (302) 541-5207
