bethany fenwick market shows signs of strength

The summer season is underway, and we’ve enjoyed seeing so many homeowners and visitors return to the area over the past few weeks!

While the number of properties sold is down 26% and overall sales volume is down 9% compared to last year, the Bethany-Fenwick real estate market is showing signs of strength. Additionally, inventory remains limited, with just 65 active listings currently on the market. This activity has proven to be a great time to list or purchase a property.

As part of an ongoing effort to repair and install channel markers throughout the Inland Bays, the Delaware Department of Natural Resources and Environmental Control (DNREC) announced it will remove the floating channel markers from Baker’s Channel and will not replace them.

According to Josh Lippert, administrator of DNREC’s Shoreline and Waterway Management Section, more than half of the channel’s floating markers were lost during this winter’s storms. Many of the remaining markers were also pushed off station and no longer accurately indicate safe navigation routes, creating potential hazards for boaters.

Happy Spring! Looking at the first four months of the year, the Sea Colony real estate market has shown a nice uptick in sales compared to 2025—but there are important trends for property owners and buyers to keep in mind.

Property sales are up 19% year-over-year while overall sales volume is down 13%. Bethany Beach’s colorful median flowers have become “a real crowd-pleaser,” Mayor Ron Calef said during this week’s Town Council meeting, expressing appreciation for Public Works staff and their “spectacular tulips and displays.”

Calef noted that both residents and visitors have been stopping to admire and photograph the displays, calling the response “incredible.” He also thanked Public Works employees for preparing the town for the busy summer season by powerwashing the bandstand and refurbishing boardwalk benches. Additional support is expected from DNREC workers, who are assisting with dune crossover maintenance and reconstruction.

Work is expected to begin soon on new pedestrian crosswalks at the intersection of Coastal Highway and Garfield Parkway, according to the town’s newsletter. The intersection is a busy corridor that experiences heavy foot and vehicle traffic, particularly during the summer months.

The project will include installing a new pedestrian crosswalk on the north side of the intersection, expanding access in an area where crossing options have been limited. Residents say the current setup has created challenges for pedestrians.

“It’s really difficult as a pedestrian, and I really worry about families, especially with small children,” said Michaela Greene.

During the first quarter of 2026, real estate sales in the Bethany-Fenwick area were softer compared to the same period last year. A total of 46 properties went under contract during the quarter, down 16% from 55 last year. The graph above illustrates historic inventory levels on April 1 of each year, along with the median sale price of properties sold in the first quarter. As we head into April, inventory is down more than 20%, which is putting upward pressure on prices, especially in areas closest to the beach (East of Rt 1).On average, properties are going…
