bethany fenwick market shows signs of strength

The summer season is underway, and we’ve enjoyed seeing so many homeowners and visitors return to the area over the past few weeks!

While the number of properties sold is down 26% and overall sales volume is down 9% compared to last year, the Bethany-Fenwick real estate market is showing signs of strength. Additionally, inventory remains limited, with just 65 active listings currently on the market. This activity has proven to be a great time to list or purchase a property.

The summer season is underway, and we’ve enjoyed seeing so many homeowners and visitors return to the area over the past few weeks!

While overall sales volume is down compared to last year, the Bayside market continues to show signs of strength. Single-family home prices have increased 48% year over year, reaching a median sales price of $1.33 million, while condo and townhome prices have remained stable. Inventory remains relatively limited, with just 28 active listings currently on the market.

Surf Bagel Fenwick Island

Surf Bagel has received approval from the Fenwick Island Town Council to move forward with an overflow parking lot across Essex Street from its Coastal Highway location, following concerns over traffic and parking issues during the shop’s first summer season in town.

The approval comes after the council adopted a new ordinance allowing businesses to apply for temporary parking lots for up to one year. Town officials and Surf Bagel management acknowledged that the business, which opened in winter 2025, experienced significant parking-related traffic problems last summer as customers circled nearby streets searching for spaces.

During the first quarter of 2026, real estate sales in Bayside were softer compared to the same period last year. A total of 13 properties went under contract during the quarter, down 28% from 18 last year. The graph above illustrates historic inventory levels on April 1 of each year, along with the median sale price of properties sold in the first quarter.
