Last month, we shared with you that real estate sales had slowed in September.  This carried into October as 26 properties in the Bethany-Fenwick area went under contract last month, compared to 36 sales in October of 2024. 

After 7 years of rising values for single family homes, the median sale price has dipped 4% year over year.  Meanwhile, the median sale price of condo/townhome properties is up 7%.  If you are considering buying or selling, we are here to help you navigate the market, please give us a call.

Last month, we reported that the Bayside real estate market had picked up some in August. Unfortunately, this momentum did not continue into September.  During the month, 3 properties went under contract. This compares to 8 sales during the same month last year.  

Through the first 3 quarters of the year, the market has been firm for sellers of all property types and locations in Bayside. While it is taking a couple days longer for properties to sell, total sales are up for all property types.

Last month, we reported that the beach real estate market was active in August. Unfortunately, this momentum did not continue into September. During the month, 26 properties in the Bethany-Fenwick area went under contract. This is down 19% when compared to 31 sales in September of last year.

As the chart illustrates, through the first 3 quarters of the year, the market has been strong for all property types at the beach. Prices and inventory are both relatively stable while total sales are up. If you are exploring your options as a buyer or seller, we always welcome a conversation.

Work begins soon to replace the Fenwick Island Bridge.  The nearly 70-year-old bridge is the fifth most deficient bridge in the state according to DelDOT.  The main issue is the bridge pylons - which are in the water - eroding over time.

It’s a multi-phase project building half of the new bridge to shift traffic to that while tearing down the old half and replacing that.  The bridge will always be open with some single-lane closures possible at night or overnight.

A gathering to honor a family long associated with the Fenwick Island Lighthouse last week turned into a celebration of a major announcement: that the original keeper’s house, long privately owned, has been purchased by the state of Delaware.

The sale was announced Friday, Aug. 1, during the dedication of a plaque in the second keeper’s house associated with the historic lighthouse to its former caretakers, Oliver and Rachel Cropper.

Suzanne Savery, director of the state’s Division of Historical and Cultural Affairs, said the house, built in 1868, as well as some surrounding property, was sold to the state for $3.9 million. The house has long been owned by members…

Summer Buyer Activity Strong in Bayside

While real estate activity in Bayside was relatively flat early in the year, we experienced a notable increase in activity during June and July.  During those summer months, 19 properties went under contract in Bayside, compared to 10 during the same period last year.

As the chart illustrates, both the number of sales and sales volume in dollars are up year-to-date.  Inventory has increased 11% compared to the same time last year, creating more competition for sellers.  Meanwhile, most properties continue to take about a month to go under contract.

Buyer Activity Stronger in Fenwick Island

While real estate activity in Fenwick Island was up considerably through May compared to last year, we experienced a slowdown in June and July. During those months, 8 properties went under contract in Fenwick, compared to 11 in June and July of last year.

As the chart illustrates, total sales in Fenwick Island are up 13% year-to-date, while sales volume in dollars is up 17%. Inventory is flat compared to the same time last year, and properties are staying on the market much longer, with 59 days as the median days-to-contract.

We are often asked if we are in a Buyer’s Market or a Seller’s Market in Bayside and this is the time of year when we calculate absorption rates in order to answer that question and understand how the market is trending. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale.

Generally, a balanced market would have 7 months of inventory while more would be a Buyer’s market and less a Seller’s market. The single family market continues to stay in a Seller’s Market with 10 properties for sale and 43 home sold in the last 12 months. Meanwhile inventory of condo/townhomes is growing (17 for sale and 21 sold in the last 12 months). We are now certainly in a Buyer’s Market for that property…
