Sea Colony Market Remains Firm Amid Limited Inventory

The summer season is underway, and we’ve enjoyed seeing so many homeowners and visitors return to the area over the past few weeks!

While the number of properties sold is down slightly compared to this time last year, the Sea Colony real estate market continues to benefit from limited inventory. Active listings are down 37% from a year ago, with just 12 properties currently on the market. Sea Colony West has been particularly active, with sales increasing 63% compared to last year.

Happy Spring! Looking at the first four months of the year, the Sea Colony real estate market has shown a nice uptick in sales compared to 2025—but there are important trends for property owners and buyers to keep in mind.

Property sales are up 19% year-over-year while overall sales volume is down 13%. Properties that are priced and positioned well are selling quickly—averaging just 10 days to contract, compared to 23 days last year. Inventory remains limited, especially on the West. Sea Colony Active Inventory & Median Sale Price April 2026

During the first quarter of 2026, real estate sales in Sea Colony were softer when compared to the same time period last year.A total of 14 properties went under contract, down 17% from 12 last year. The graph above illustrates historic inventory levels on April 1 each year along with the median sale price of properties sold in the first quarter. As we head into April, inventory is down a significant 93% and properties, on average, are going under contract in 27 days vs 81 in 2025.It is an excellent time to be a Seller of Sea Colony real estate, especially as we head into the busy summer season. Firm Start to 2026 for Sea Colony

Despite two significant snow events and extended periods of below-freezing temperatures in January and February, Sea Colony real estate started 2026 strong.With stable inventory and active buyers already in the market, we anticipate continued strength as we move into the spring season.

During the first month of the year, we experienced the longest stretch of freezing temperatures that we can remember in quite some time, but the Sea Colony real estate market was very active! During the month, 8 properties went under contract in Sea Colony. This compares to 5 sales in January of 2025 and 6 in 2024.

Sea Colony 2025 Real Estate Market Recap

Happy New Year! As we reflect on 2025, real estate sales in Sea Colony were slower compared to 2024. Early in the year, we experienced some buyer hesitation amid political uncertainty, but sales picked up during the 2nd and 3rd quarters of the year before slowing again in the 4th quarter.

Looking ahead, we are optimistic about the beach markets in the year to come! In 2025, we were fortunate to participate in 35% of sales in Sea Colony, representing the buyer, seller or both parties. Properties listed with our group went under contract faster on average (50 days vs. 77) and our sellers achieved an average sale-to-list price of 96%. We are grateful for your continued confidence and trust, and we wish you good health and much happiness in 2026!

Sea Colony Annual Median Sale Prices

Last month, we shared that real estate sales had been strong through the first 3 quarters of the year in Sea Colony. Momentum slowed in October, with 4 properties going under contract compared to 10 in October of 2024. The median sale price for East properties has risen for the 9th consecutive year. Sea Colony Market Strong

Last month, we reported that the Sea Colony real estate market had experienced a nice rise in activity during August. This momentum continued into September.  During the month, 10 properties went under contract. This compares to 6 sales in September of last year.

Through the first 3 quarters of the year, the market has been firm in Sea Colony. As the chart illustrates, total sales are down, but this is due to low inventory (especially on the West), not weakened buyer demand.   While properties are taking longer to go under contract, appropriately priced properties for both the East and West are still selling very quickly.
