During the first month of the year, we experienced the longest stretch of freezing temperatures that we can remember in quite some time, so it is no surprise that sales were slower when compared to January of last year. During the month,4 properties went under contract in Bayside.This compares to 5 sales in January of 2025 and 4 in 2024.

Happy New Year! As we reflect on 2025, real estate sales in Bayside were noticeably stronger compared to 2024. Early in the year, we experienced some buyer hesitation amid political uncertainty, but sales picked up during the 2nd quarter of the year and stayed strong through December.

Happy New Year! As we reflect on 2025, real estate sales in Fenwick Island stayed firm when compared to 2024. Buyer activity was especially strong early in the year before slowing some the second half of the year, mainly due to very limited inventory of single-family homes.

In 2025, we were fortunate to participate in 38% of sales in the Bethany-Fenwick market. Properties listed with our group went under contract faster on average (30 days vs. 53) and our sellers achieved an average sale-to-list price of 98%. Looking ahead, we are optimistic about the beach markets in the year to come! We are grateful for your continued confidence and trust, and we wish you good health and much happiness in 2026!

bayside annual median sale price

Last month, we shared with you that real estate sales had been firm through the first 3 quarters of the year for Bayside.  Momentum picked up in October as 6 properties in Bayside went under contract compared to 2 sales in October of 2024. 

After 4 years of rising values for both single family homes and condo/townhome properties, the median sale price for all property types in Bayside dipped some in 2024 and have come down again in 2025. bethany fenwick annual medial sale price update

Last month, we shared with you that real estate sales had slowed in September.  This carried into October as 26 properties in the Bethany-Fenwick area went under contract last month, compared to 36 sales in October of 2024. 

After 7 years of rising values for single family homes, the median sale price has dipped 4% year over year.  Meanwhile, the median sale price of condo/townhome properties is up 7%.  If you are considering buying or selling, we are here to help you navigate the market, please give us a call.

Last month, we reported that the Bayside real estate market had picked up some in August. Unfortunately, this momentum did not continue into September.  During the month, 3 properties went under contract. This compares to 8 sales during the same month last year.  

Through the first 3 quarters of the year, the market has been firm for sellers of all property types and locations in Bayside. While it is taking a couple days longer for properties to sell, total sales are up for all property types.

Last month, we reported that the beach real estate market was active in August. Unfortunately, this momentum did not continue into September. During the month, 26 properties in the Bethany-Fenwick area went under contract. This is down 19% when compared to 31 sales in September of last year.

As the chart illustrates, through the first 3 quarters of the year, the market has been strong for all property types at the beach. Prices and inventory are both relatively stable while total sales are up. If you are exploring your options as a buyer or seller, we always welcome a conversation.

Work begins soon to replace the Fenwick Island Bridge.  The nearly 70-year-old bridge is the fifth most deficient bridge in the state according to DelDOT.  The main issue is the bridge pylons - which are in the water - eroding over time.

It’s a multi-phase project building half of the new bridge to shift traffic to that while tearing down the old half and replacing that.  The bridge will always be open with some single-lane closures possible at night or overnight.
