During the first quarter of 2026, real estate sales in Sea Colony were softer when compared to the same time period last year.A total of 14 properties went under contract, down 17% from 12 last year. The graph above illustrates historic inventory levels on April 1 each year along with the median sale price of properties sold in the first quarter. As we head into April, inventory is down a significant 93% and properties, on average, are going under contract in 27 days vs 81 in 2025.It is an excellent time to be a Seller of Sea Colony real estate, especially as we head into the busy summer season.
