Sea Colony East Sales Hold Firm in 2018
After two years of the market softening in Sea Colony East (from 2015 to 2016), sales surged from 29 properties sold in 2016 to 46 in 2017. The market held firm in 2018! Total sales were down some compared to an exceptional 2017, but in relation to the last few years, it was still very strong. Limited inventory, particularly early in the year, helped to push the median sale price upward.
Our group had the fortunate opportunity to participate in 40% of the SCE transactions in 2018, representing the buyer, seller, or both parties. Properties listed with our group sold much faster than the rest of the market (58 average days-to-contract vs 184) while our list-to-sale price ratio matched the market at 95%.
