Slower Spring Real Estate Market in Sea Colony

Happy Spring! Looking at the first four months of the year, the Sea Colony real estate market has showa nice uptick in sales compared to 2025—but there are important trends for property owners and buyers to keep in mind.

Property sales are up 19% year-over-year while overall sales volume is down 13%. Properties that are priced and positioned well are selling quickly—averaging just 10 days to contract, compared to 23 days last year. Inventory remains limited, especially on the West. Well prepared and properly priced homes are attracting strong attention, although buyers are approaching decisions more thoughtfully than in recent years. With the busy summer season right around the corner, this is a prime opportunity to prepare for a purchase or sale!
