One of the questions we're asked often is what type of market we're in at the beach. While we always share what we're seeing firsthand, we also believe in supporting this with market data. That's why twice a year, we analyze absorption rates to measure overall conditions and share those results with you.
By comparing the pace of sales over the past 12 months with the current inventory, we calculate the Months Supply of Inventory—a key indicator of market balance. In our market, about 6 months of inventory is considered balanced. Fewer indicates a seller's market, while more suggests a buyer's market.
