Last month, we shared with you that real estate sales had been firm through the first 3 quarters of the year for Bayside.  Momentum picked up in October as 6 properties in Bayside went under contract compared to 2 sales in October of 2024. 

After 4 years of rising values for both single family homes and condo/townhome properties, the median sale price for all property types in Bayside dipped some in 2024 and have come down again in 2025. August Sales Stronger in Bayside

September is our favorite time of the year to live at the beach. We hope you have a chance to be here to enjoy the cooler temperatures, light traffic, and warm ocean breezes! This is also a special month for me personally, as it marks 36 years since starting a career in real estate at the beach. Summer Buyer Activity Strong in Bayside

While real estate activity in Bayside was relatively flat early in the year, we experienced a notable increase in activity during June and July.  During those summer months, 19 properties went under contract in Bayside, compared to 10 during the same period last year.

As the chart illustrates, both the number of sales and sales volume in dollars are up year-to-date.  Inventory has increased 11% compared to the same time last year, creating more competition for sellers.  Meanwhile, most properties continue to take about a month to go under contract.

We are often asked if we are in a Buyer’s Market or a Seller’s Market in Bayside and this is the time of year when we calculate absorption rates in order to answer that question and understand how the market is trending. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale.

Generally, a balanced market would have 7 months of inventory while more would be a Buyer’s market and less a Seller’s market. The single family market continues to stay in a Seller’s Market with 10 properties for sale and 43 home sold in the last 12 months. Meanwhile inventory of condo/townhomes is growing (17 for sale and 21 sold in the last 12 months). We are now certainly in a Buyer’s Market for that property

The summer and golf seasons are well underway, and we’ve enjoyed seeing so many of you return to the beaches, bays, golf courses and restaurants that make our area such a special place to call home! May was a strong month for real estate sales, with 6 properties going under contract in the Bayside—up from 3 in May of 2024.

As the chart illustrates, year-to-date, both the number of properties under contract and total sales volume are trending down. For well over a year now, we’ve been commenting on growing inventory in your community, and that has certainly continued. So far this year, properties are taking about 2 weeks longer to go under contract compared to the same time last year.

Happy Spring! As we look back on the first 4 months of the year, real estate sales in Bayside were much slower when compared to 2024.

As the chart illustrates, the number of properties sold in Bayside through April was down 48% and sales volume was down 42%. The median sale price was down 8% when compared to the same time period last year. Some good news is that most properties that sold went under contract in less than one week as 6 was the median days to contract. Inventory has risen 183% in Bayside with 34 properties for sale.   It is important to note that we are still far below pre-pandemic levels when it was common to have more than 40 properties available for sale in Bayside, plus new construction opportunities.

During the first quarter of 2025, the Bayside real estate market was a little softer when compared to 2024. Total sales were down 13% (20 vs 23) during the first quarter. Inventory is growing and properties took 40 days, on average, to go under contract vs 62 days in 2024. The graph illustrates historic inventory levels of resale properties available for purchase on April 1 each year and the median sale price of properties sold in the first quarter. FIRM START TO 2025 & RISING INVENTORY FOR BAYSIDE

March has arrived and after a winter with multiple snow storms in a few short months, we are grateful for warmer, light-filled days ahead!

As the chart illustrates, Bayside had a slightly slower start to the year for real estate activity. Through the first two months of 2025, 9 properties went under contract, which is down 10% compared to last year and sales volume in dollars (based on list price) down 11%. Properties sold more quickly and the average sale price was down 7%.   There has been a notable increase in available inventory, which is something we will continue to monitor.
