2024 Bayside Real Estate Market Recap

Happy New Year!  As we reflect on 2024, you might recall that throughout most of the year, real estate sales in Bayside were comparable to 2023. Inventory shortages kept values high, even as interest rates increased heading into the Summer season, and sales remained steady from January through September. Buyer activity slowed considerably in the Fall, as anticipated, with the election and Holiday Season. 

We are optimistic and enthusiastic about the market in the year ahead!  If you are considering a purchase or sale of Bayside real estate, it is never too early to have a conversation or to begin preparations.

Last month, we shared with you that real estate sales had been firm through the first 3 quarters of the year for Bayside. This trend continued in October as 2 properties in Bayside went under contract last month. This is consistent with 2 sales in October of 2023.  As the graph illustrates, the median sale price for both single family homes and condo/townhome properties in Bayside have dropped slightly in 2024. During this time of Thanksgiving, we are grateful that so many of you look to our group for guidance and expertise in real estate. We wish you a healthy and joyful holiday!

Last month, we reported that the Bayside real estate market had picked up some in August. Unfortunately, that momentum was not as strong in September. During the month, 8 properties went under contract. This compares to 9 sales during the same month last year. 

Through the first 3 quarters of the year, the market has been firm for sellers of all property types and locations in Bayside. While it is a few days longer for properties to sell, total sales are up for all property types. If you are exploring your options, we always welcome a conversation.

Light traffic, cooler temperatures, and warm ocean breezes make September our favorite time of the year to live at the beach. This is also a special month for me personally as it marks 35 years since starting a career in real estate at the beach. Summer Buyer Activity Slower in Bayside

After a strong Spring market in Bayside that was fueled by increased inventory and more buying options, we experienced some slowing in June and July. During those 2 months, 10 properties went under contract in your community (versus 14 during the same time last year).

As the chart illustrates, both the number of sales and sales volume in dollars are up year-to-date. Inventory has increased 90% when compared to the same time last year, creating more competition for sellers. Meanwhile, most properties are taking about a month to go under contract.

The summer season is upon us, and we have enjoyed seeing so many of you enjoying the area over the last few weeks! During the month of May, 3 properties went under contract in the community of Bayside.   This compares to 4 properties at the same time last year, and 4 in May of 2022. There is some softening of values, particularly for single family homes where we have seen a notable rise in inventory (13 properties for sale vs. 6 at this time in 2023). However, there is still a plethora of buyers waiting for specific properties to be listed for sale, especially condos/townhomes where there are now 2 properties for sale, vs. 4 at this time last year.

Bayside Resort Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, inventory in Bayside is up 33% when compared to the same time last year and inventory in the greater Fenwick-Selbyville area is up 42%.

In your community of Bayside, the real estate market remains strong for Sellers! As the chart illustrates, sales activity through April was up 53% with 29 properties going under contract so far this year! Sales volume is up 50% and the median sale price is up 10% year-over-year. Properties are selling more slowly with 30 days as the median days-to-contract so far this year vs. 14 days last year.

March has arrived and we are looking forward to longer light filled days ahead! Bayside had a firm start to the year for real estate activity. While it is not the frenzy that we experienced in 2021 and 2022, to-date, sales are close to keeping pace with last year.

As the chart illustrates, through the first two months, 10 properties went under contract in Bayside compared to 11 during the same time last year. Properties that are priced appropriately continue to sell quickly although the pace is slowing. The median sale price of properties settled in January and February was up 3% when compared to the same months in 2023.

For most of the year, we have communicated that resales have slowed some in Bayside when compared to the same time period last year and this trend continued in August with 5 sales versus 7 during the same month in 2022.

Bayside Real Estate Market Update
As the chart illustrates, sales in Bayside are down 11% year-to-date while the continuation of limited inventory has kept the median sales price stable. Properties tend to sell in just under 3 weeks with 20 days being the median amount of time to go under contract. There is no question that sales would be much higher if there was more inventory and we would classify the market as firm.
