 August Sales Firm in Bear Trap

September is our favorite time of the year to live at the beach. We hope you have a chance to be here to enjoy the cooler temperatures, light traffic, and warm ocean breezes! This is also a special month for me personally, as it marks 36 years since starting a career in real estate at the beach. I am extremely grateful to have earned the trust of so many of you over the years and together with Christi Arndt, Gail Phelan, and the group, we will continue to offer the highest level of guidance and expertise in real estate well into the future!

The real estate market for Bear Trap has remained firm when compared to last year. During the month of August, 4 properties went under contract in your community which is consistent with 4 during the same month

During the first quarter of 2025, the Ocean View real estate market was softer when compared to 2024. Total sales were down 33% (53 vs 79) during the first quarter. Inventory is growing and properties took 2 months, on average, to go under contract. Sales were down less significantly in your community of Bear Trap Dunes (8 vs 9) and properties took 25 days, on average, to go under contract. The graph illustrates historic inventory levels on April 1 each year and the median sale price of properties sold in the first quarter for Ocean View as a whole. snapshot of strong start to 2025 in Bear Trap

March has arrived and after a winter with multiple snow storms in a few short months, we are grateful for warmer, light-filled days ahead!

As the chart illustrates, Bear Trap had a strong start to the year for real estate activity. Through the first two months of 2025, 7 properties went under contract in this community compared to 4 last year and sales volume in dollars (based on list price) doubled. Properties sold much more quickly and the
average sale price was up. There has been a notable increase in available inventory, specifically condo/townhome property types in Bear Trap.

Bear Trap Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. While inventory in Bear Trap is stable, as we start the month of May, there are 83 properties for sale in Ocean View. This is up 20% when compared to the same time last year.

In the community of Bear Trap, the real estate market remains strong. As the chart illustrates, sales activity through April matched 2023 with 12 properties going under contract so far this year. Sales volume is up 8% and the median sale price is up 37% year-over-year. Properties are selling more quickly with 12 days as the median days-to-contract so far this year vs. 39 days last year.
