As we head into what is typically a strong selling season for beach property, this is a time we like to calculate absorption rates to determine whether we are trending in the direction of a buyer’s or seller’s market. We compare the pace of sales over the previous 12 months to determine how many Months Supply of Inventory is for sale. Generally, a balanced market would have between 6 to 7 months of inventory. At this time, all areas have 2 months of inventory or less. We are clearly still in a strong seller’s market due to inventory shortages, but as the chart illustrates, the trend has changed direction when compared to the same time last year.

Following a 2-year break due to the pandemic, the Bethany Beach 4th of July parade will take place on Monday, July 4th, 2022.  This year's theme is "Timeless Bethany". 

No pre-registration is needed. Float registration begins at 9:00 am and the parade will commence at 12 noon.

During the first quarter of 2022, we continued to experience an exceptional market for sellers. As the chart illustrates, the number of properties sold in the Bethany-Fenwick area was down 20% when compared to the first quarter of last year while sales volume was up 12%. Properties continued to go under contract very quickly as inventory was down 30% year-over-year and 80% compared to 2020!

Located just a few miles west of Bethany Beach, the Dickens Parlour Theatre will celebrate the grand opening of its new 5,000 square-foot dinner theater on Friday, March 25, 2022.

In partnership with Good Earth Market & Restaurant located on Route 26 in Ocean View, Delaware, the new facility will feature a 90-seat dinner theater with gourmet food prepared by Good Earth's culinary team.  Additional space for hosting special events will be offered as well.

We are now into the month of March and are looking forward to the longer, light filled days ahead! Looking back on the first two months of 2022, real estate activity was extremely competitive with the continuation of deficient inventory and we experienced multiple offers in many situations. We have said this many times before: it is hard to predict how long this environment will last!

As the chart illustrates, total sales in Sea Colony were down 45% when compared to the same time last year as inventory remains at record lows—there are currently no properties for sale in Sea Colony! Much progress has been made over the last few months towards bringing Comcast/Xfinity services to Bethany Beach. Comcast continues the work of installing the underground fiber-optic cable throughout Bethany Beach that will bring their full suite of services, including fiber-optic Wi-Fi, to the community. The work is estimated to be completed by late spring of 2022.

Our hearts go out to anyone who has been impacted by Coronavirus, COVID-19, whether directly or indirectly. Conditions are continuously changing and the long-term impact on the economy and the real estate market is not yet known. We will do our best to summarize what we are experiencing at the beach, as of today, March 17th.

Since March 1, 2020, 28 properties have gone under contract in the Bethany-Fenwick area. This is up 100% compared to 14 during the same time in 2019. This past weekend, our listings had a combined 25 showing appointments which is down 29% from the 35 during the second weekend of March in 2019.
