Bayside Resort Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, inventory in Bayside is up 33% when compared to the same time last year and inventory in the greater Fenwick-Selbyville area is up 42%.

In your community of Bayside, the real estate market remains strong for Sellers! As the chart illustrates, sales activity through April was up 53% with 29 properties going under contract so far this year! Sales volume is up 50% and the median sale price is up 10% year-over-year. Properties are selling more slowly with 30 days as the median days-to-contract so far this year vs. 14 days last year.

Bear Trap Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. While inventory in Bear Trap is stable, as we start the month of May, there are 83 properties for sale in Ocean View. This is up 20% when compared to the same time last year.

In the community of Bear Trap, the real estate market remains strong. As the chart illustrates, sales activity through April matched 2023 with 12 properties going under contract so far this year. Sales volume is up 8% and the median sale price is up 37% year-over-year. Properties are selling more quickly with 12 days as the median days-to-contract so far this year vs. 39 days last year.

Ocean View Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Ocean View is up 20% when compared to the same time last year.

As the chart illustrates, sales activity is down 6% so far this year when compared to the first 4 months of last year. Sales volume is down 8%. Properties are selling more quickly with 21 days as the median days-to-contract so far this year vs. 29 days last year. Meanwhile, there is some softening of prices as the median sale price to-date is down 9%.

Sea Colony Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Sea Colony has more than doubled when compared to the same time last year. Inventory is growing most significantly on the East. 

The real estate market remains firm in Sea Colony. As the chart illustrates, sales activity is up 79% so far this year when compared to the first 4 months of last year. Sales volume is up for both sides of the community. Prices remain stable on the West, but the market is showing some softening on the East.

Bethany-Fenwick Market Update

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in the Bethany-Fenwick market is up 58% when compared to the same time last year.

The beach real estate market remains firm. As the chart illustrates, sales activity is up 14% so far this year when compared to the first 4 months of 2023 and sales volume is up 19%. Properties are taking a little longer to sell with 11 days as the median days-to-contract so far this year, vs. 9 days last year. Meanwhile, prices are stable.

Just in the last week or so, homeowners in Bethany Beach, Fenwick Island and other surrounding towns have started to receive letters from Tyler Technologies regarding the reassessment of their property. The letter asks property owners to review Sussex County's current building information provided, and to make corrections to any inaccurate reporting.  

As a reminder, Sussex County, in connection with Tyler Technologies, is currently undergoing a county-wide reassessment of all real property, resulting in new property values for both residential and commercial property.  The revaluation is being carried out to adhere to a 2020 ruling by the Delaware Chancery Court, which deemed the property taxing

Coalition for a Safer North Bethany Beach has announced that two events have been scheduled regarding the DelDOT Study along SR 1 between Bethany Beach and the Indian River Inlet Bridge. The purpose of the Study is to evaluate alternatives that will improve safety and provide low-stress bicycle and pedestrian facilities, and to develop a conceptual design and cost estimate for a recommended alternative. DelDOT will also be installing short-term improvements including three Rapid Rectangular Flashing Beacons. This spring, there are three ways you can learn more and provide feedback on the Study and planned short-term improvements:

Boasting a new deep-water entrance, South Shore Marina on the southerly side of the Indian River Inlet bridge has just eight boat slips left available for purchase.

Permitting took three years for the marina entrance to be moved to the west jetty, said Marina Manager Laura Leslie; the $800,000 construction project was necessary to allow for safe entrance.  

Previously, sand deposits had often blocked boat traffic at the mouth of the channel, or caused bent props or grounding. The area was dredged annually, Leslie said, but shoaling continued with each storm event and blowout tide, presenting hazards for boaters and preventing access to the marina.

Frankford DE new construction homes

The Frankford Town Council has hired former Millsboro town manager Sheldon Hudson as a consultant who will act as a part-time town manager.

Hudson, who recently left his job as town manager in Smyrna and started a consulting business, Hudson Municipal Consulting, had his first day in the town office this week. He spoke with the Coastal Point on his way there on Wednesday, April 3.

“I’m excited,” Hudson said, adding that he just started his consulting firm “literally a couple weeks ago.” He said he had resigned from his position as Smyrna’s town manager, which he held for a year and a half, “on fine, amicable terms.”
