Happy New Year!  We hope you and your family had a safe and healthy holiday season.  As we look back on the 2023 beach real estate market, you might recall that the first few months were much slower when compared to 2021 and 2022. Inventory shortages continued to play a role in the slow down and interest rates rose to their highest level in more than 20 years. Sales picked up some in August and the positive momentum carried through the end of the year.  

In December, there was good news for the real estate market when the Federal Reserve held their key interest rate steady for the third time and suggested that there could be rate cuts in 2024. This news has us optimistic about the year ahead for Sea Colony Real Estate!  If we can be of assistance,

We know many of you think summer when you hear Bethany Beach, but there is plenty for residents and visitors in Bethany Beach and the surrounding coastal towns to do year-round.   Coming up at the end of January is the annual Fire & Ice Festival, and this year's selected theme is "Into the Wild".   Some highlights are ice sculptures and live carving demonstrations, a s’mores bonfire on the beach, and fireworks.  This winter festival has events taking place in Bethany Beach, Ocean View, Millville and Frankford.  If you are a homeowner, we know this event is a great reason to be in town, whether it be Bethany Beach or the nearby towns.  If you are looking for a beach property of your own, this would be a great weekend to mix in some fun while seeing homes

Update:

Goldman Sachs announced that the world economy has entered a period of "great disinflation" that will enable policyholders to start cutting costs for borrowers in the beginning of this year.  This news comes just after the US inflation rate slowed to 3.1% last month.  The Federal Reserve has stated we are likely to experience 5 rate cuts in 2024.  Jan Hatzius wrote "global inflation continues to plummet… we therefore now see earlier and more aggressive rate cuts from several major developed market central banks," in a research note seen by Business Insider.  What is still in question is the suitable time to begin amending the amount of policy restraint currently in place.

The Coastal Point recently announced that two dredging projects are set to begin around the new year. The first will begin at the Southern end of the Assawoman Canal, and the DNREC’s project on White Creek is expected to be completed by spring.

DNREC officials announced this week that two dredging projects in southern Delaware are set to begin around the new year. Dredging is to start at the southern end of the Assawoman Canal, and when the canal portion is completed (anticipated for early February 2024), DNREC-contracted dredge crews will move into White Creek resuming a project that is expected to finish by late winter or early spring.

Now a decade into the rebirth of shellfish aquaculture in Delaware’s Inland Bays, the program is still struggling to take hold. Topping the list of reasons why is that watermen do not have access to a commercial dock, said Delaware Aquaculture Association President Mark Casey.

Infrastructure is the biggest barrier, said Casey, and a good commercial dock on the west side of Rehoboth Bay is what the industry needs. A dock would save aquaculturists time and money because there would be less time motoring to leases, he said.
