Sea Colony Property Value Update

The summer season is upon us, and we have enjoyed seeing so many of you enjoying the area over the last few weeks! During the month of May, 5 units went under contract in Sea Colony. This compares to 3 units at the same time last year, and 7 units in May of 2022. There is some softening of values, particularly for condos on the East where we have seen a notable rise in inventory (16 properties for sale vs. 6 at this time in 2023). However, there are still plenty of buyers waiting for specific properties to be offered for sale, especially on the West where there are now 4 properties for sale vs. 5 at this time last year.

Ocean View Property Values Stabilize

The summer season is upon us, and we have enjoyed seeing so many of you enjoying the area over the last few weeks! During the month of May, 35 properties went under contract in the town of Ocean View.  This compares to 30 properties at the same time last year, and 17 properties in May of 2022. Overall, values are stable in Ocean View to-date when compared to last year.  Inventory is up just slightly with 87 properties currently listed for sale versus 77 at this time last year.

Bethany-Fenwick Property Value Update

The summer season is upon us, and we have enjoyed seeing so many of you enjoying the area over the last few weeks! During the month of May, 20 properties went under contract in the Bethany-Fenwick area.  20 properties were also under contract at this time last year, and 21 in May of 2022. There is some softening of values, particularly in the single family home market. However, there are still plenty of buyers waiting for specific properties to be listed, especially those closest to the beach.

Summer's Harvest: Local Farms & Produce

The Town of Ocean View to Celebrate 135th Anniversary

Congratulations are in order for the Historic Town of Ocean View, as it will soon celebrate it's 135th Anniversary.  The celebration is scheduled for Saturday, June 15th from 12:30pm until 5:30pm at John West Park in Ocean View.  To kick things off, the Town of Ocean View has scheduled a parade down West Avenue which will begin at 12:30pm.  Additional fun includes an Ocean View Brewing Company Beer Garden with commemorative 4-packs and draft sales, live music entertainment, food sales, sweet treats, and so much more!

Poseidon Festival this Memorial Day Weekend

The Town of Bethany Beach will be hosting the Poseidon Festival again this year to celebrate Memorial Day Weekend!  Fun for all ages can be expected when you head downtown to the boardwalk and bandstand, with visits with mermaids & pirates, a costume contest, a Bethany Beach First Responder meet & greet, mammal rescue exhibits courtesy of the Marine Education, Research and Rehabilitation Institute, live music, and more starting Friday through Monday!  Come Monday, The Veterans Foreign Wars Post 7234 will host a memorial service at the bandstand near the flagpole. Spring Market Strong for Bayside, Inventory on the Rise

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, inventory in Bayside is up 33% when compared to the same time last year and inventory in the greater Fenwick-Selbyville area is up 42%.

In your community of Bayside, the real estate market remains strong for Sellers! As the chart illustrates, sales activity through April was up 53% with 29 properties going under contract so far this year! Sales volume is up 50% and the median sale price is up 10% year-over-year. Properties are selling more slowly with 30 days as the median days-to-contract so far this year vs. 14 days last year.

Spring Market Slower in Ocean View, Inventory on the Rise

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Ocean View is up 20% when compared to the same time last year.

As the chart illustrates, sales activity is down 6% so far this year when compared to the first 4 months of last year. Sales volume is down 8%. Properties are selling more quickly with 21 days as the median days-to-contract so far this year vs. 29 days last year. Meanwhile, there is some softening of prices as the median sale price to-date is down 9%.

Spring Market Strong for Bear Trap, Inventory Rising in Ocean View

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. While inventory in Bear Trap is stable, as we start the month of May, there are 83 properties for sale in Ocean View. This is up 20% when compared to the same time last year.

In the community of Bear Trap, the real estate market remains strong. As the chart illustrates, sales activity through April matched 2023 with 12 properties going under contract so far this year. Sales volume is up 8% and the median sale price is up 37% year-over-year. Properties are selling more quickly with 12 days as the median days-to-contract so far this year vs. 39 days last year.

Spring Market Firm in Sea Colony, Inventory on the Rise

Happy Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Sea Colony has more than doubled when compared to the same time last year. Inventory is growing most significantly on the East. 

The real estate market remains firm in Sea Colony. As the chart illustrates, sales activity is up 79% so far this year when compared to the first 4 months of last year. Sales volume is up for both sides of the community. Prices remain stable on the West, but the market is showing some softening on the East.
