Summer Sales Slower in South Bethany, Inventory Begins to Rise

Warm sunny days, cool nights and light traffic make this our favorite time of the year at the beach and we hope that you are enjoying this season!  

We have been communicating for the last few months that the beach real estate market has slowed when compared to recent years and this trend continued through August. Sales year-to-date in South Bethany are down 16% to-date while the continuation of limited inventory has kept the average sales price is up 15%. Properties are still selling quickly, with 9 days being the median amount of time to go under contract.

Summer Sales Slower in North Bethany, Inventory Begins to Rise

Warm sunny days, cool nights and light traffic make this our favorite time of the year at the beach and we hope that you are enjoying this season!  

We have been communicating for the last few months that the beach real estate market has slowed when compared to recent years and this trend continued through August. Sales to-date in North Bethany are relatively flat, down just 6% compared to 2021, but they are down 39% compared to 54 sales from January through August of 2020. The average sales price is up 23% as there have been 5 oceanfront settlements this year compared to 3 through August of last year. Properties are still selling quickly, with 8 days being the median amount of time to go under contract.

Beach Replenishment delayed for Fenwick Island

Officials with the Fenwick Island Town Council recently announced that the long-expected U.S. Army Corps of Engineers' beach replenishment project for Fenwick Island will be delayed. Originally slated to commence in the Fall of 2022, the replenishment is now expected to begin in the winter of 2022 and continue into the spring of 2023, with the ultimate goal of completion prior to the 2023 season.

Low Inventory Keeps Bear Trap Market Firm

We hope you are having a wonderful summer, it is hard to believe we are well into August already!

While total sales are down year-to-date in Bear Trap, the real estate market remains firm. In fact, the median price for single family homes in Bear Trap is up 33% and 25% for condo/townhomes when compared to the first 7 months of last year. The median days to contract is just 5 days and while there has been a rise in inventory, it is still at record lows.
