Summer Buyer Activity Slower in South Bethany

While real estate activity in South Bethany was relatively flat through May when compared to last year, we experienced a slight slowdown in June and July. During those months, 3 properties went under contract in South Bethany, compared to 6 in June and July of last year.

As the chart illustrates, sales are down 22% year-to-date, while sales volume in dollars is down 21%. Inventory is up 50% compared to the same time last year, creating increased competition for sellers. Meanwhile, properties continue to sell quickly, with 12 days as the median days-to-contract.

Summer Buyer Activity Slower in North Bethany

While real estate activity in North Bethany was relatively flat through this past May, we experienced an inventory deficit and a slowdown in activity this summer. In June and July, 3 properties went under contract in North Bethany, compared to 8 during the same period last year.

As the chart illustrates, total sales are down 5% year-to-date, while sales volume is down 36%.  Inventory is down 29% compared to the same time last year, and properties are staying on the market longer, with 25 days as the median days-to-contract.

Summer Buyer Activity Stronger in Bethany Beach

While real estate activity in Bethany Beach was slower to start early in the year, we experienced a notable rise in activity in April, and sales have remained steady so far this summer. In June and July, 35 properties went under contract in Bethany Beach, compared to 31 during the same period last year.

As the chart illustrates, total sales in Bethany Beach are up 8% year-to-date. Single-family home sales are up 46%, while condo/townhome sales are down 17%. Inventory is somewhat lower compared to the same time last year, and properties are staying on the market longer, with 19 days as the median days-to-contract.

More jellyfish on our beaches this summer has meant an increase in stings. But, generally, the pain doesn’t last long and can be eased by piling on sand or asking a lifeguard for antiseptic, Bethany Beach Patrol Capt. Joe Donnelly said this week — adding, with a laugh, that he doesn’t endorse the old wives’ tale of applying urine.

“No, I wouldn’t recommend that, but meat tenderizer is a good old standby,” he said.

DNREC officials announced on Friday, July 11, that workers will be testing important beach restoration equipment in Delaware Seashore State Park at the Indian River Inlet from July 14 through Aug. 6.  Beachgoers and swimmers are being advised to stay out of marked hazard zones on the beach and in the water. The work involves moving large volumes of sand, which can create unstable conditions and dangerous rip currents, officials warned.
