Fourth of July Celebrations and Firework Schedules

We are so excited for the upcoming celebration of July 4th at the beach and have compiled a list of firework schedules and events that are sure please! Check out the information below ranging from Lewes to Ocean City.

Bethany Beach Independence Day Celebration: Bethany Beach's biggest party of the year is almost here, complete with a parade through downtown and a Rick K concert at the Bandstand!  Fireworks will take place after the concert (depending on beach conditions), at approximately 9:30.  If you're interested in participating in the parade with a float for a chance to win prizes, click here, or register at the tent on Central Blvd between 9am-11am on parade day (July 4th). Summer Buyer Real Estate Activity Slower in Bear Trap Dunes

The summer and golf seasons are well underway, and we’ve enjoyed seeing so many of you return to the beaches, bays, golf courses and restaurants that make our area such a special place to call home! After a strong April for real estate sales in Ocean View, there was some slowdown in May. During the month, 25 properties went under contract —compared to 34 in May of 2024.

In your community of Bear Trap Dunes, 2 properties went under contract in May—compared to 1 last year. As the chart illustrates, year-to-date, both the number of properties under contract and total sales volume are up considerably. The summer and golf seasons are well underway, and we’ve enjoyed seeing so many of you return to the beaches, bays, golf courses and restaurants that make our area such a special place to call home! May was a strong month for real estate sales, with 6 properties going under contract in the Bayside—up from 3 in May of 2024.

As the chart illustrates, year-to-date, both the number of properties under contract and total sales volume are trending down. For well over a year now, we’ve been commenting on growing inventory in your community, and that has certainly continued. So far this year, properties are taking about 2 weeks longer to go under contract compared to the same time last year.

Ocean View Real Estate Market Slower in May

The summer season is well underway, and we’ve enjoyed seeing many of you return to the beaches, bays, golf courses and restaurants that make our area such a special place to call home! After a strong April for real estate sales in Ocean View, there was some slowdown in May. During the month, 25 properties went under contract —compared to 34 in May of 2024.

As the chart illustrates, year-to-date, the number of properties that have gone under contract is relatively flat while sales volume is down 24%. For well over a year now, we’ve been noting an upward trend in inventory, and that continues. So far this year, properties are going under contract a few days faster when compared to the same time last year.

Sea Colony Real Estate Market Shifts in a Positive Direction

The summer season is well underway, and we’ve enjoyed seeing so many homeowners and vacationers return to the area over the past few weeks!

May was a good month for real estate sales, with 8 properties going under contract in Sea Colony—up from 5 in May of 2024. As the chart illustrates, year-to-date, both the number of properties under contract and total sales volume are down considerably. For well over a year now, we’ve been noting an upward trend in inventory, but we are starting to feel some stabilization. So far this year, properties are taking about two weeks longer to go under contract compared to the same time last year.

Bethany-Fenwick Market Continues to Trend in a Positive Direction

The summer season is well underway, and we’ve enjoyed seeing so many homeowners and vacationers return to the area over the past few weeks!

Slower Spring Real Estate Market in Bayside, Rising Inventory

Happy Spring! As we look back on the first 4 months of the year, real estate sales in Bayside were much slower when compared to 2024.

As the chart illustrates, the number of properties sold in Bayside through April was down 48% and sales volume was down 42%. The median sale price was down 8% when compared to the same time period last year. Some good news is that most properties that sold went under contract in less than one week as 6 was the median days to contract. Inventory has risen 183% in Bayside with 34 properties for sale.   It is important to note that we are still far below pre-pandemic levels when it was common to have more than 40 properties available for sale in Bayside, plus new construction opportunities.

Happy Spring! As we look back on the first 4 months of the year, there was some slowing in Ocean View real estate as well as Bear Trap Dunes when compared to 2024.

As the chart illustrates, the number of properties sold in Bear Trap through April was down 17% and sales volume was down 2%. The median sale price is up 5% when compared to the same time period last year, and some additional good news is that most properties that sold went under contract in 1 week.   Inventory has risen 267% in Bear Trap with 11 properties for sale. In the greater Ocean View market, inventory is up 40% with 116 properties for sale as of May 1. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 200 properties…

With 116 properties currently for sale, inventory has grown by 40% in the last year. It is important to note that we are still far below pre-pandemic levels when it was common to have more than 200 properties available for sale in Ocean View.

As the chart illustrates, the number of properties sold was down 17% and sales volume was down 19%.  The median sale price is up 5% when compared to the same time period last year, and some additional good news is that properties that did sell went under contract about 1 week faster than last year.
